Why autumn is a good time to move homes

The arrival of autumn often brings a change of pace, and for many homeowners, it can also bring a change of perspective. After the activity of the summer months, the market settles into a new rhythm, creating an opportunity for those considering moving to take stock and make their next move with greater clarity. From buyer demand to less competition and the appeal of settling into a new home before Christmas, here are some of the reasons autumn can be a particularly good time to move. 

The competition quiets down 

Summer is when everyone says they will move. By September, plenty of those people have been distracted by holidays, school runs, and the general chaos of August. The result is a quieter market with fewer buyers chasing each property. That means less pressure, more room to negotiate, and a better chance of getting the home you actually want rather than the one you panic-bought in a bidding war. 

Viewings tell you more 

This is one of the most underrated reasons to house-hunt in autumn. In summer, every home looks its best. The sun pours in, the garden is green, and the windows are open. Autumn strips that away and shows you how a home actually lives when the weather is not on its side. 

How warm does the house feel with the heating on? Is the living room dark by four o'clock? Do the windows let in a draught? Can you hear the wind through the roof? Is the garden waterlogged after a week of rain? These are the things that matter when you are living somewhere in January, and autumn is the season that lets you test them. 

You can move in before Christmas 

Start your search in September or early October and there is a realistic chance of completing before the end of the year. That means Christmas in a new home, which for many people is the whole point. Even if the timeline slips, getting the process moving now puts you well ahead of anyone who waits until January and joins the new year rush. 

The market often works in your favour 

Sellers who list in autumn tend to be serious. They are not testing the water or seeing what happens. They want to move, and that motivation often translates into more realistic pricing and a greater willingness to negotiate. For buyers, that is a good combination. 

It sets the tone for the year ahead 

There is a psychological side to this too. Moving in autumn means you start the new year already settled. No boxes in the hallway, no "we still need to find somewhere" hanging over you. You go into January in a home you chose, in a neighbourhood you are getting to know, with the harder part behind you.
